Journeaux Court completes

 

AC Mauger has completed the construction of nine one bedroom apartments at Journeaux Court, St Helier for the Housing Department. (picture courtesy of the Jersey Evening Post).

Recently visited by the Housing Minister Deputy Andrew Green, Journeaux Court will provide much needed social housing accommodation for those who can downsize into smaller, warm and affordable housing, thus freeing up two bedroom properties which are currently highly in demand.

The project commenced in January last year and completed in December.

The site was situated between Phase 1 and 3 of the Journeaux Court development and consequently was a site with many space restrictions. Access to the rear of the site was restricted due to the height of the archway access through the communal parking/gardens on Aquila Road, so all deliveries to site had to be made via Journeaux Street by means of temporary road closures.

"The residents were very understanding" says James Joseph, Construction Director of AC Mauger, "we worked hard to ensure we did not disrupt their lives too much and we had a good relationship - residents even kindly supplied our workmen with drinks and sandwiches".

The space constraints also limited storage space on the site so all deliveries had to be "just in time" and welfare facilities for the team were sited in an existing laundry block until that too was demolished to make way for a revised parking layout, at which time the team moved into the new building.

The apartment building is an attractive development which blends in with the adjoining buildings on both sides. The timber windows, supplied and installed by Style Windows, complement the neighbouring properties and internally the construction is to a high specification. Each apartment has a good sized living room, fully fitted kitchen, double bedroom and wet room. As occupiers are likely to be the elderly, the modern layout with level thresholds and lift access together with an installation of electric comfort heating will provide affordable and warm housing.

Externally, block paved/asphalt parking areas were created by removing the old laundry block and by refurbishing and extending the the boundary walls. A bin store was constructed and an entrance doorway surround was built with flanking columns. The roof has a Renolit single ply waterproof membrane with raised profiles.
